A brown ring on the ceiling drywall. A damp, sooty odor in the living room after rain. Mortar grit showing up on the roof shingles. These are the calls we get here. In a village like this, the cause is usually the same handful of things.
Chicago Ridge filled in during the postwar decades around the Chicago Ridge Mall corridor. The housing is modest 1950s and 1960s construction: Cape Cods, ranches, brick two-flats on small lots. Those original masonry chimneys are now 60-plus years old. Mortar joints erode. Crowns crack. Water walks straight down the flue.
These chimneys are also short relative to the roofline. That matters more than people expect. With little stack above the shingles, the rain cap and crown condition become the controlling leak factor. Fix those two and most ceiling stains stop.
Many of these fireplaces were fitted with gas log sets years ago. Owners assume that means no maintenance. The liner still takes moisture and acidic flue gas, and the damper is often rusted part-open.
Townhomes and attached units are a different animal. Factory-built prefab fireboxes. Metal chase chimneys. Often sharing a party-wall chase. We inspect those October through April, before heating season gets ugly.

My chimney is leaking where it meets the ceiling — is that the flashing or something else?
In Chicago Ridge it's usually higher up than people expect. Most chimneys here are short relative to the roofline. There isn't much masonry above the roof to shed water, and the crown and rain cap end up deciding whether you stay dry. On houses built in the 1950s and 1960s, the original crown is often cracked straight through, and the cap is either rusted out or missing entirely. Water runs down the inside of the flue, soaks the brick, and shows up as a stain on the ceiling near the chimney. We check crown, cap, and the brick and mortar before we blame the flashing, because replacing flashing on a chimney with a failed crown just moves the problem.
We haven't used the fireplace in years — there's a gas log set in it. Does it still need sweeping?
Many Chicago Ridge fireplaces were converted to gas logs decades ago, and those flues still need attention, just for different reasons. There's little creosote, but the flue is still open to weather. In 60-plus-year-old masonry we commonly find spalled brick, mortar washed out of the joints, and debris or nesting material sitting on the smoke shelf. Gas also produces moisture, which is hard on already-eroded mortar. The inspection matters more than the brushing in these cases. We'll tell you honestly if the flue is sound and just needs a cap.
